Why hasn’t my Realtor or tax advisor suggested doing an exchange?

As amazing as it sounds, there are still many people in the tax and real estate professions who are unaware of the 1031 exchange, in spite of the fact that the delayed exchange was legalized by Congress in 1984. Many still believes this is some kind of “too good to be true” scheme. It’s not a scam. It’s 100% legal and is officially endorsed by the IRS itself. IRS even has a form (8824) for reporting delayed exchanges.

If you do come across anyone in the tax or real estate professions who is unfamiliar with the huge tax saving potential of 1031 exchanges, please give us their names and addresses so that we can send them our explanatory package of information.
