Schedule of Fees

NORMAL FORWARD EXCHANGE

Delayed Exchanges

$500 per leg:

$500 for sale (disposition), $500 for purchase (acquisition).  Multiple sales and purchases are discounted.

A leg is defined as a sale (disposition) or purchase (acquisition) transaction.

CONSTRUCTION/CAPITAL IMPROVEMENT EXCHANGE 

When client acquires property and capital improvements or new construction is made to new property

$500 for sale (disposition) leg, $2,000 for purchase (acquisition) construction/capital improvement leg.

                                        or

$500 for sale (disposition) leg, $500 for purchase (acquisition) construction/capital improvement leg plus $100 fee per check disbursement

 
A leg is defined as a sale (disposition) or purchase (acquisition) transaction.

SIMULTANEOUS EXCHANGE

When client disposes of and acquires property the same day

 $650 per exchange. 

This simultaneous exchange is a combined sale (disposition) and purchase (acquisition) transaction

********PROCRASTINATION CHARGE********

$150 Extra fee when TFEC is given less than one week’s notice, or doesn’t have all information to prepare paperwork, prior to the closing of a leg.

$300 Extra fee when TFEC is given a two day notice or doesn’t have all information to prepare paperwork, prior to the closing of a leg.

********CANCELLATION CHARGE********

 **$250 per leg for exchanges that are canceled after the documents have been prepared.**
